We market you rental property on multiple major list sites. Manage tenant inquires. Screen tenants based on predetermined criteria. No charge until tenant is placed and lease signed.
We work with independent 3rd party Credit and Background services to further screen potential clients. No charge to you.
We will show your property to prospective tenants that have meet the credit and background requirements (that we will work with you to determine). Once tenant is placed, we will manage rent collection, tenant issues, and property maintenance at completely, or at any level you chose.
Our initial fee to market, screen, show, and place tenants is 1 month rent. Management fees are based on the level service you chose. Full service is 10% of monthly rent, if you choose to be completely hands off for a totally passive investment. We will calculate out your annual rent minus mortgage, insurance, tax, utilities, etc. for a 12 month period and hold 25% reserve in an operating account to collect rent and pay all regular bills for you. Cloud based access to account is available 24/7/365. Maintenance and repairs that exceed a predetermined amount are discussed with property owner and billed directly for payment. We can also coordinate insurance claims as your agent.
We work with leading market indicators to determine the correct rent for you property. Undercharging is a common mistake. Overcharging leads to excessive turn-over.
Existing leases must be honored. We prefer to utilize our standard lease when leases are new or renewed.
We do property assessments on all new properties to determine the market and the risk. We reserve the right to decline your property if it is unmanageable in our opinion. We may suggest remediation's or other options if we don't feel the property is viable in it's current state. We can assist you with disposing of your property if you chose to.
We will conduct a property inspection on all properties before we begin to manage them. We identify "NEEDED" repairs and maintenance as well as RECOMENDED repairs and maintenance. We can coordinate your contractors or locate them for you. The "NEEDED" repairs will need to be scheduled ASAP. The recommended repairs will be discussed and a schedule/plan will be prepared with the property owner to complete. Regular maintenance issues reported by tenant will be managed by us in a similar fashion. The contractor's costs are the owners responsibility, the management, coordination, site access, etc. is covered by us in our fees.
